Jaypee Greens greater Noida :- The Noida Authority on Thursday said it has issued a public notice to home buyers warning them not to buy flats or plots in a builder project without exercising due-diligence. The notice comes after many builders were allegedly found selling flats and plots in Noida, Greater Noida and Yamuna Expressway areas, without having the allotted land for the same. The authority had received complaints of buyers, who were duped by builders, who promised a flat/plot without having land and requisite building lay out map approvals. “In notified area of around 20,000 hectare in Noida, the Noida Authority is only government agency that has got mandate to allot land and subsequently approve building layout map for the purpose of planned development. If a builder sells or launches a project on a land not allotted to him/her by the authority, then the same project is unauthorized. Therefore, buyers should first authenticate details of a project before investing money,” said a senior Noida Authority official, requesting anonymity. The authority had recently issued notice to eight builders and lodged an FIR against another for launching an unauthorised group housing project. “We are likely to issue notice against one more builder, who is selling an unauthorised project. Buyers should not invest in a project which is not approved by the Noida Authority,” said official. A few builders have been launching group housing project on village land after obtaining approvals from district panchayat. The authority said that district panchayat has no right to approve such building map in Noida area, where Uttar Pradesh Industrial Act, 1976 is in effect. It added that the builders are cheating home-buyers and such group housings are illegal. The authority said that it had issued several notices to the builder not to carry on construction. This is also likely to help other sectors of the economy to improve their performance.Real estate association CREDAI's president (Elect), Getamber Anand, expressed his disappointment at the RBI's decision to not cut interest rate.He said that a cut in interest rate would have helped revive the economy.In fact, in the last seven years, RBI continued to believe that real estate prices were high and it was a bubble in the making. Because of this, RBI discouraged banks from lending to the real estate sector. “With the economic indicators being stable and inflation coming down, a rate cut would have attracted more buyers to the sector during the festival season. We believe that it is only a matter of time before home loan rates come down giving further boost to consumer sentiments and real estate demand. However, in the near future, the RBI governor hinted at lowering rates if the macro conditions permit, which would boost the market sentiments,“ Vinay Jain, the CMD of AVJ Group, said.Rajesh Goyal, the MD of RG Group, says: “RBI has decided to maintain its status quo on key policies, though lowering the interest rates would have acted as a catalyst to boost housing demand. As anticipated, with the change at the political front and onset of festive season, positive sentiments are seen in the market and lowering the rate of interest would have encouraged homebuyers further. The decision to have stable policies will be beneficial in the long run but keeping in mind the current moderate demand in the market, a small cut in the rate of interest would have made a big difference.“Ajay Kumar, the CMD of Ace Group, says: “The decision of RBI to keep the interest rates on home loans unchanged has dampened our hopes, as the interest rates in the last quarter were also not touched.“But this time the expectations from RBI was that keeping in mind the growing positive sentiment in the real estate sector, the reduced rates on home loans would have given impetus to the existing upward graph of the positive sentiment being shown by home seekers ever since the new government assumed office at the Centre.“Rajan, however, is not overtly concerned about the high property prices. He said that leaving aside Delhi's Aurangzeb Road and Mumbai's Malabar Hill, property prices are not alarmingly high. Besides, buyers' cash down payment of 20% while purchasing a residential unit provides enough cushion to the bank's loan, he said.Rajan said the appreciation in property rates is in tandem with the inflation in a majority of cases, and added that the RBI is not concerned about the lenders' perspective because there is an equity component which homebuyers get in while getting a loan.Malabar Hill and Aurangzeb Road bungalows are home to billionaires like ArcelorMittal's L N Mittal, DLF's K P Singh, and Max India's Analjit Singh, among others. Thus, as the prices in this area are between Rs 300 crore and Rs 500 crore, transactions are very rare.Banks hardly have any exposure in the purchase of these bungalows, a banker said. Jaypee Greens Greater Noida :- Metro connectivity in Noida received a big push on Tuesday with UP chief minister Akhilesh Yadav clearing two major routes — a 29.7-km line from Noida City Centre (Sector 32) to Greater Noida, and another 6.7-km stretch from City Centre to Sector 62.The City Centre-Sector 62 link is a Rs 1,816 crore project while the Noida-Greater Noida route is estimated to cost Rs 5,064 crore. Both are expected to be complete by 2017.At a cabinet meeting in Lucknow, Akhilesh authorized Noida Authority chairman and CEO Rama Raman to set up a special purpose vehicle called Noida Metro Rail Corporation and to enter into a memorandum of association and article of association with the company.The UP government has also appointed DMRC as the turnkey consultant for putting both long-awaited projects on track. The approval granted to Metro extension in Noida on Tuesday is the second in three months granted by UP chief minister Akhilesh Yadav . In June, he had approved the 3.9-km, Rs 845-crore Botanical Garden-Kalindi Kunj Metro link.Officials said the cost of the City Centre-Sector 62 line will be shared on an 80-20 basis between UP government and Center. The Noida-Greater Noida line, on the other hand, will be funded by the two authorities.The City Center to Sector 62 line will touch NH-24, and will benefit people commuting within Noida and also going to Ghaziabad. It will provide connectivity to sectors 32, 34, 35, Hoshiarpur, sectors 51, 52, 71, Greater Noida Extension Marg, Sarfabad, sectors 60, 61, 62, 63 and NH-24.The route will have six elevated stations at sectors 34, 52, 59, 61, 62 and Electronic City (NH-24, Ghaziabad border). These new stations on the extended route will benefit commuters on both sides of NH-24 and also provide a solution to the traffic congestion faced along this path. This route is expected to be completed within 36 months once construction starts.The line will have 22 stations, of which 13 will be constructed on ground while seven will be elevated. Two stations at Knowledge Park-I and Sector Delta-1 in Greater Noida are planned for future expansion.Starting from Noida City Center in Sector 32, the corridor will head towards Greater Noida via stations in sectors 50, 51, 78, 101, 81, Dadri Road, 83, 85, 137, 142, 143, 144, 147, 153 and sector 149 in Noida. It will enter Greater Noida through Knowledge Park-II and traverse Pari Chowk, Sector-Al pha 1 and 2, before terminating at Depot Station proposed near Knowledge Park-IV in Greater Noida. The alignment is proposed to be elevated.“As Noida and Greater Noida urbanize at an unprecedented pace, we want to improve transport systems between the two cities, “ said Noida CEO Rama Raman. “The need is to put in place an effective and flexible community transport system. We will continue to push for approvals on all pending Metro route extensions like the 66-km route between Greater Noida and Indira Gandhi International airport and the 20.6-km Metro rail route between Greater Noida and Yamuna Expressway, with the relevant authorities and soon put them on track, too, “Raman said.Officials said that though planned much earlier, the change of guard in UP resulted in the Metro extension being put on hold.
