21 हजार आवंटियों को पजेशन देने की तैयारी

यमुना सिटी के सेक्टर-18 और 20 के 21 हजार आवंटियों को प्लॉट का पजेशन देने के लिए अथॉरिटी ने कवायद शुरू कर दी है। इसी के तहत दोनों सेक्टरों में इंटरनल डिवलेपमेंट शुरू कराने के लिए 1 अरब 48 करोड़ के टेंडर जारी किए गए हैं। 29 अक्टूबर तक सभी औपचारिकताएं पूरी कर नवंबर से काम शुरू कर दिया जाएगा। इंटरनल डिवलेपमेंट के कार्य वर्क सर्कल वन और थ्री कराएगा। साथ ही, अथॉरिटी ने यमुना एक्सप्रेस-वे के किनारे-किनारे 60 मीटर चौड़ी 12 किमी लंबी रोड बनाने के लिए भी टेंडर जारी किया है। इस रोड के बनाने में अथॉरिटी 42 करोड़ रुपए खर्च करेगी।
बता दें कि यमुना अथॉरिटी ने 21000 रेजिडेंशल प्लॉट स्कीम 2009 में लॉन्च की थी। इसमें 300 वर्ग मीटर से लेकर 4000 वर्ग मीटर तक के 21 हजार प्लॉट शामिल हैं। यह स्कीम अथॉरिटी ने भट्टा पारसौल के आसपास के 18 गांवों की जमीन पर लॉन्च की गई थी। यहां मुआवजे को लेकर हुए आंदोलन के बाद दोनों सेक्टरों का इंटरनल डिवलेपमेंट रूक गया था। अलॉटी 6 साल से पजेशन का इंतजार कर रहे हैं। अलॉटी सतीश नागर का कहना है कि मेरा 300 वर्ग मीटर का प्लॉट यमुना सिटी की स्कीम में निकला था। सभी किस्तें जमा कर दी हैं। साथ ही पजेशन का टाइम भी निकल गया है। अब सेक्टरों का डिवलेपमेट कराने की लिए टेंडर जारी होने से पजेशन मिलने की उम्मीद बढ़ी है। यमुना अथॉरिटी के सीईओ पी़ सी़ गुप्ता का कहना है कि अथॉरिटी ने किसानों के साथ समझौता होने के बाद दोनों सेक्टरों का इंटरनल डिवलेपमेंट कराने के लिए टेंडर छोड़े हैं। नंवबर के फर्स्ट वीक में दोनों सेक्टरों का इंटरनल डिवलेपमेंट का काम शुरू किया जाएगा। इंटरनल डिवलेपमेंट का काम पूरा हो जाने के बाद आवंटियों को प्लॉट पर पजेशन दिया जाएगा।

The authority had received complaints of buyers, who were duped by builders, who promised a flat/plot without having land and requisite building lay out map approvals.

Jaypee Greens greater Noida :- The Noida Authority on Thursday said it has issued a public notice to home buyers warning them not to buy flats or plots in a builder project without exercising due-diligence. The notice comes after many builders were allegedly found selling flats and plots in Noida, Greater Noida and Yamuna Expressway areas, without having the allotted land for the same. The authority had received complaints of buyers, who were duped by builders, who promised a flat/plot without having land and requisite building lay out map approvals. “In notified area of around 20,000 hectare in Noida, the Noida Authority is only government agency that has got mandate to allot land and subsequently approve building layout map for the purpose of planned development. If a builder sells or launches a project on a land not allotted to him/her by the authority, then the same project is unauthorized. Therefore, buyers should first authenticate details of a project before investing money,” said a senior Noida Authority official, requesting anonymity. The authority had recently issued notice to eight builders and lodged an FIR against another for launching an unauthorised group housing project. “We are likely to issue notice against one more builder, who is selling an unauthorised project. Buyers should not invest in a project which is not approved by the Noida Authority,” said official. A few builders have been launching group housing project on village land after obtaining approvals from district panchayat. The authority said that district panchayat has no right to approve such building map in Noida area, where Uttar Pradesh Industrial Act, 1976 is in effect. It added that the builders are cheating home-buyers and such group housings are illegal. The authority said that it had issued several notices to the builder not to carry on construction. jaypee greens greater noida:- The real estate sector is disappointed that RBI has not cut rates, but many bankers say interest rates on home loans are likely to soften in the near future, as the liquidity in the banking system has improved.PRABHAKAR SINHA writesProperty prices in real terms--after adjusting for inflation--are coming down, RBI's governor Raghuram Rajan said.“The value of real estate should increase in a growing economy , but the housing data suggests that with inflation rate at 7-8%, prices are coming down in real terms and becoming more affordable as wages are going up,“ Rajan said.Despite this favourable observation by the RBI governor, the central bank continued with the existing high benchmark interest rates signalling banks to continue with tight liquidity policy to contain retail inflation to around 6%.But, the good news is that many bankers are of the opinion that despite RBI's decision not to cut rates, interest rates on home loans are likely to soften in the near future, as the liquidity in the banking system has improved.The real estate sector is demanding rate cuts, so that buyers' affordability in purchasing a house improves. Any rate cut is likely to help in reviving the real estate sector. This is also likely to help other sectors of the economy to improve their performance.Real estate association CREDAI's president (Elect), Getamber Anand, expressed his disappointment at the RBI's decision to not cut interest rate.He said that a cut in interest rate would have helped revive the economy.In fact, in the last seven years, RBI continued to believe that real estate prices were high and it was a bubble in the making. Because of this, RBI discouraged banks from lending to the real estate sector. “With the economic indicators being stable and inflation coming down, a rate cut would have attracted more buyers to the sector during the festival season. We believe that it is only a matter of time before home loan rates come down giving further boost to consumer sentiments and real estate demand. However, in the near future, the RBI governor hinted at lowering rates if the macro conditions permit, which would boost the market sentiments,“ Vinay Jain, the CMD of AVJ Group, said.Rajesh Goyal, the MD of RG Group, says: “RBI has decided to maintain its status quo on key policies, though lowering the interest rates would have acted as a catalyst to boost housing demand. As anticipated, with the change at the political front and onset of festive season, positive sentiments are seen in the market and lowering the rate of interest would have encouraged homebuyers further. The decision to have stable policies will be beneficial in the long run but keeping in mind the current moderate demand in the market, a small cut in the rate of interest would have made a big difference.“Ajay Kumar, the CMD of Ace Group, says: “The decision of RBI to keep the interest rates on home loans unchanged has dampened our hopes, as the interest rates in the last quarter were also not touched.“But this time the expectations from RBI was that keeping in mind the growing positive sentiment in the real estate sector, the reduced rates on home loans would have given impetus to the existing upward graph of the positive sentiment being shown by home seekers ever since the new government assumed office at the Centre.“Rajan, however, is not overtly concerned about the high property prices. He said that leaving aside Delhi's Aurangzeb Road and Mumbai's Malabar Hill, property prices are not alarmingly high. Besides, buyers' cash down payment of 20% while purchasing a residential unit provides enough cushion to the bank's loan, he said.Rajan said the appreciation in property rates is in tandem with the inflation in a majority of cases, and added that the RBI is not concerned about the lenders' perspective because there is an equity component which homebuyers get in while getting a loan.Malabar Hill and Aurangzeb Road bungalows are home to billionaires like ArcelorMittal's L N Mittal, DLF's K P Singh, and Max India's Analjit Singh, among others. Thus, as the prices in this area are between Rs 300 crore and Rs 500 crore, transactions are very rare.Banks hardly have any exposure in the purchase of these bungalows, a banker said. Jaypee Greens Greater Noida :- Metro connectivity in Noida received a big push on Tuesday with UP chief minister Akhilesh Yadav clearing two major routes — a 29.7-km line from Noida City Centre (Sector 32) to Greater Noida, and another 6.7-km stretch from City Centre to Sector 62.The City Centre-Sector 62 link is a Rs 1,816 crore project while the Noida-Greater Noida route is estimated to cost Rs 5,064 crore. Both are expected to be complete by 2017.At a cabinet meeting in Lucknow, Akhilesh authorized Noida Authority chairman and CEO Rama Raman to set up a special purpose vehicle called Noida Metro Rail Corporation and to enter into a memorandum of association and article of association with the company.The UP government has also appointed DMRC as the turnkey consultant for putting both long-awaited projects on track. The approval granted to Metro extension in Noida on Tuesday is the second in three months granted by UP chief minister Akhilesh Yadav . In June, he had approved the 3.9-km, Rs 845-crore Botanical Garden-Kalindi Kunj Metro link.Officials said the cost of the City Centre-Sector 62 line will be shared on an 80-20 basis between UP government and Center. The Noida-Greater Noida line, on the other hand, will be funded by the two authorities.The City Center to Sector 62 line will touch NH-24, and will benefit people commuting within Noida and also going to Ghaziabad. It will provide connectivity to sectors 32, 34, 35, Hoshiarpur, sectors 51, 52, 71, Greater Noida Extension Marg, Sarfabad, sectors 60, 61, 62, 63 and NH-24.The route will have six elevated stations at sectors 34, 52, 59, 61, 62 and Electronic City (NH-24, Ghaziabad border). These new stations on the extended route will benefit commuters on both sides of NH-24 and also provide a solution to the traffic congestion faced along this path. This route is expected to be completed within 36 months once construction starts.The line will have 22 stations, of which 13 will be constructed on ground while seven will be elevated. Two stations at Knowledge Park-I and Sector Delta-1 in Greater Noida are planned for future expansion.Starting from Noida City Center in Sector 32, the corridor will head towards Greater Noida via stations in sectors 50, 51, 78, 101, 81, Dadri Road, 83, 85, 137, 142, 143, 144, 147, 153 and sector 149 in Noida. It will enter Greater Noida through Knowledge Park-II and traverse Pari Chowk, Sector-Al pha 1 and 2, before terminating at Depot Station proposed near Knowledge Park-IV in Greater Noida. The alignment is proposed to be elevated.“As Noida and Greater Noida urbanize at an unprecedented pace, we want to improve transport systems between the two cities, “ said Noida CEO Rama Raman. “The need is to put in place an effective and flexible community transport system. We will continue to push for approvals on all pending Metro route extensions like the 66-km route between Greater Noida and Indira Gandhi International airport and the 20.6-km Metro rail route between Greater Noida and Yamuna Expressway, with the relevant authorities and soon put them on track, too, “Raman said.Officials said that though planned much earlier, the change of guard in UP resulted in the Metro extension being put on hold. The Noida authority on Monday started work on an eight-lane Rs. 450 crore bridge running parallel to existing Kalindi Kunj Bridge.

Jaypee Greens Greater Noida :-The Noida authority on Monday started work on an eight-lane Rs. 450 crore bridge running parallel to existing Kalindi Kunj Bridge.
“We have begun mobilizing construction material and equipment etc today to start building the pillars for the bridge. Work of bridge is expected to be completed in next 24 months,” said Yadav Singh chief project engineer (CPE), the Noida authority.The work on this project got delayed owing to delay in getting environmental and other requisite clearances.Earlier, the work was expected to start on this bridge from February. The authority had sent the estimates to IIT Delhi in October month last year. And subsequently IIT Delhi had given its green signal to the estimate.The 574 meters long bridge will have 1.5 meters wide footpath for pedestrians told officials.The work on this new bridge that will provide additional connectivity to thousands of Delhi, Faridabad, Noida, and Ghaziabad commuters is expected to be completed in 2 years time said officials."The Yamuna action committee had already given its green nod for this bridge project to be built parallel to under-construction Delhi Metro Bridge, near to Kalindi Kunj Barrage clearing biggest hurdle coming in this mega project's way," said another senior official.The bridge, apart from serving as an additional link between Noida and Delhi, will also connect the two cities to Faridabad.Earlier in May, 2013 the Central Water and Power Research Station in Pune had allowed the Noida authority to shift bridge's site, and gave green signal for this project, which will benefit thousands of daily commuters.“The bridge project is a part of Noida’s master plan and aimed at de-congesting existing links between Noida and Delhi. Once this bridge will be opened to general public after 2 years, traffic pressure from Delhi-Noida-Direct (DND) flyway would be offloaded,” said another Noida authority official.The idea of the bridge was conceived during the Bahujan Samaj Party regime but it couldn’t materialise due to the Uttar Pradesh assembly elections in 2012.Bridge length: 574 meters

The Noida Authority is planning a Rs 10 crore revamp of Noida's road network to decongestant key roads.

According to officials, tenders for the maintenance work have been initiated and contractors will be finalized by October 13. "Work will start after that and be completed within a period of six months," said M C Tyagi, Noida's project engineer and work circle in-charge-8.
In the first phase, the roads of sectors 82, 91, 92, 110, 136, 142, 143, 144, 167 and 168 will be taken up.
"In the next phase, more arterial roads will be tackled," said Tyagi. "The aim is to clear gridlocks on frequently used and high-density road networks and to provide smooth access to motorists to service roads, connecting roads and to link routes like the Noida-Greater Noida expressway and Dadri-Surajpur-Chalera (DSC) road," he said.

Officials said that maintenance work would be carried out on the intersecting roads between sectors 110 and 82 as well as between sectors 82 and 92.
"We will also construct a central verge on this stretch using zero-maintenance technology. There will be no need for maintenance of the central verge for at least five years. This will be about 2.5 feet in height.
Also, all the cuts in the central verge causing traffic jams will be closed after discussions with traffic police," Tyagi said.
